Separating pool and terrace enquiries in a waterproofing brief

Use location-based observations to commission the right investigation where a pool sits beside a leaking terrace.

Waterproofed Editorial5 min readUpdated

Begin with the observation rather than the suspected cause

Water appearing near a pool terrace does not, on its own, establish which system needs repair. An owner may see a stain below the terrace, a change near a pool edge or a wet area beside an adjoining room. Record the location, timing and conditions you observed without translating them into a diagnosis. The appointment brief should ask the investigator what can be assessed within its scope and whether another specialist needs to participate.

This is a guide to buying and coordinating an investigation, not a method for testing a pool, draining it or opening a terrace. Those actions can have consequences that require a site-specific professional plan. Do not authorise them merely because they appear in a general list of possible checks. A useful first enquiry explains the symptoms, provides existing records and asks for a defined proposal with limitations and next decision points.

Map the systems and the unknowns

Create a simple location record identifying the pool, adjacent terrace, nearby rooms and the place where the symptom appears. Mark which descriptions come from drawings and which are owner observations. If the owner does not know the concealed construction, leave it unknown. An attractive plan is less helpful than an honest one when a bidder needs to identify what further information it requires. Use the same names in photographs, emails and the eventual report.

Collect relevant repair history without assuming that an earlier contractor identified the complete cause. Keep an invoice for a terrace patch separate from a pool maintenance note. Each document may explain what someone did on a particular date while offering no conclusion about today's symptom. Ask the investigator to state how it will use those records and whether it needs information from the pool maintenance provider before giving a scope or price.

Ask each provider to define its investigation

A waterproofing contractor and a pool specialist may offer different types of attendance. Ask what each visit includes, which locations it covers and what result the client receives. A verbal opinion, a written observation report and a proposed intrusive investigation are different purchases. If one provider's work depends on information from the other, identify that dependency before booking. The owner should not assume that two independent visits will automatically produce a combined diagnosis.

Where a joint appointment is proposed, agree who records the findings and how the parties distinguish observation from interpretation. Any proposed test should have a stated purpose, responsible provider and explanation of the disruption involved. The owner can ask those procurement questions without prescribing the test. If the available evidence cannot resolve the source, the report should explain that uncertainty and the specific next action being recommended, rather than offering a confident repair price without its assumptions.

A worked villa enquiry

Imagine a fictional villa with a pool beside an elevated terrace and a recurring mark in a storage room below. The owner suspects a terrace junction because an earlier repair was made nearby. The brief records that history but asks the investigator to examine the reported symptom and explain the limits of the proposed attendance. It does not instruct the contractor to repeat the earlier patch or state that the pool has been ruled out.

Suppose the initial visit identifies a need for information from the pool provider before the next investigation stage can be specified. The owner requests that information and keeps the first report as a limited record. If a joint visit is then recommended, its quote names the outstanding question and the participating providers. This sequence may take longer than accepting an immediate all-purpose repair offer, but it leaves the owner with an explanation of what each payment is expected to establish.

Keep reinstatement and appearance decisions visible

If later investigation requires disturbing a finish, ask who will propose the extent, obtain permission and reinstate the affected area. The quotation should identify whether making good is included and what matching limitations are anticipated. Do not let the investigation price silently become a promise of an invisible finish repair. A sample or appearance discussion may be needed after the technical scope is clearer, particularly where the terrace is part of a coordinated outdoor design.

Interiordesigner is a relevant separate enquiry when an owner wants help with a broader appearance brief after repair requirements have been established. Confirm the actual service and appointment directly. A designer's finish preference does not establish which waterproofing system is suitable or what caused a leak. Keep those decisions with the appropriate technical parties and retain the accepted appearance choice as a separate record.

Commission the next step with a clear question

A useful report allows the owner to explain the next appointment in one sentence without inventing a diagnosis. It might identify a location requiring further investigation or a provider whose records are needed. Ask for that decision point in writing. Where the report recommends repair, request the evidence and assumptions supporting the proposed scope. A broad warranty phrase does not replace an explanation of the work or settle every question about adjoining systems.

An enquiry index might list pool record P1, terrace report T1 and indoor observation I1. Ask providers to use those references when requesting information. The owner can then see whether a recommendation relies on a document actually supplied or on a record still missing. That is more useful than a general statement that all previous maintenance information was reviewed.

The Waterproofed assessment enquiry can describe the terrace concern and the existing pool context. Include the observed location and any available report references, then ask what the provider can assess. A clear boundary between pool and terrace enquiries helps the owner compare real deliverables and prevents a convenient suspicion from becoming the unexamined basis of an expensive repair. Keep the project record open until the responsible providers have addressed the actual unanswered questions.
